Bhadra Homes may provide services relating to residential properties, including flats, apartments, individual houses, villas, bungalows, villaments, and similar housing formats. Services may include design consultation, interior design, modular solutions, execution support, project coordination, decorative units, prayer units, fit-out work, renovation guidance, and related customer support, depending on the scope agreed for each project.

All services are subject to feasibility, site conditions, material availability, client approvals, statutory limitations, and the final written scope accepted by both parties. Images, concepts, layouts, material suggestions, and timelines shown on the website or in promotional material are illustrative unless expressly confirmed in writing for a specific project.

User Responsibilities

The client or website user shall provide accurate contact details, site information, measurements, approvals, and other information necessary for consultations or project execution. Delays, design changes, incorrect measurements, incomplete civil work, restricted site access, or non-availability of utilities may affect timelines, pricing, and deliverables.

The client is responsible for ensuring lawful possession of the property, obtaining builder or association permissions where required, and providing timely approvals for drawings, materials, budgets, and variations. If the project site involves incomplete builder work or unresolved structural or civil issues, Bhadra Homes may recommend rectification, revised sequencing, or additional third-party work before interior execution proceeds.

Quotations, Pricing, and Payments

Quotations, estimates, and budgets are based on the agreed scope, project details, material assumptions, and site conditions available at the time of preparation. Any change in scope, material specification, site condition, statutory requirement, or client instruction may result in revised pricing through a written variation, addendum, or change order.

Payment schedules shall be defined in the applicable proposal, estimate, tax invoice, work order, or project agreement. Taxes including GST, if applicable, shall be charged separately or included only where expressly stated. Delay in payment may lead to rescheduling of work, withholding of deliveries, suspension of services, or other remedies permitted under the applicable contract and law.

Timelines and Delivery

Project timelines are estimates unless specifically committed in a written contract. Timelines may be affected by client approval delays, builder handover delays, incomplete civil work, changes in design, supply chain disruptions, labour availability, force majeure events, building restrictions, and third-party dependencies.

Bhadra Homes will make reasonable efforts to plan and coordinate work efficiently, including where a customer has experienced delays or dissatisfaction with a builder. However, Bhadra Homes shall not be responsible for delays caused by builders, developers, landlords, resident associations, utility providers, government authorities, or client-appointed vendors beyond its direct control.

Variations and Change Requests

Any additional work, design revision beyond the agreed stage, material upgrade, quantity increase, relocation of services, or execution outside the original scope shall be treated as a variation. Variations should be documented in writing and may require additional time, cost, and revised delivery schedules before implementation.

Materials and Finishes

Material selections are subject to availability, vendor discontinuation, shade variation, batch variation, natural material characteristics, transportation constraints, and manufacturing tolerances. Where an exact product is unavailable, a reasonably comparable alternative may be proposed for approval.

The appearance of colours, finishes, textures, grains, stones, veneers, laminates, fabrics, and lighting may vary slightly from catalogues, samples, digital renders, or screen displays. Natural wear, maintenance practices, moisture exposure, and site conditions may also influence long-term performance.

Site Conditions and Existing Work

Bhadra Homes may rely on information provided by the client, builder, architect, engineer, or site representatives. The company is not responsible for concealed defects, structural weaknesses, seepage, electrical faults, plumbing failures, prior poor workmanship, inaccurate as-built conditions, or unauthorized changes carried out by third parties unless specifically contracted to inspect and rectify them.

Where existing civil work is incomplete or defective, the company may advise corrective work before interior execution. Such advice does not amount to legal certification, structural certification, or guarantee of prior construction unless issued by a qualified professional under a separate written engagement.

Intellectual Property

All drawings, concepts, renders, proposals, text, photographs, layouts, branding elements, and other project documents prepared by Bhadra Homes remain its intellectual property unless otherwise agreed in writing. The client receives a limited right to use approved deliverables for the specific project for which they were created.

No content from the website, proposal, brochure, or project documentation may be copied, reproduced, distributed, or reused for another project, contractor, or commercial purpose without prior written consent.

Warranty and Limitations

Any workmanship warranty, service support period, or defect liability period shall be governed by the relevant project agreement, proposal, or invoice terms. Warranty coverage typically excludes damage caused by misuse, negligence, structural movement, seepage, water ingress, pest activity, electrical fluctuations, third-party modifications, lack of maintenance, or normal wear and tear unless otherwise agreed in writing.

Bhadra Homes shall use reasonable care and professional diligence in providing its services. To the maximum extent permitted by applicable law, liability arising from any project, claim, or service shall be limited to the amount actually paid for the relevant service or project stage, except where a separate written agreement provides otherwise.

Cancellations and Termination

Consultations, project bookings, and service engagements may be rescheduled, suspended, or terminated subject to the applicable proposal, booking terms, or signed agreement. In the event of cancellation or termination, fees for services already rendered, site visits completed, drawings prepared, materials procured, or work executed may remain payable.

Refunds, if any, shall be assessed based on the actual project stage, committed expenses, customized materials, and contractual obligations already undertaken.
